What Does a Boiler Service Include and Why Does It Matter?
An annual boiler service is a systematic inspection and test of your boiler's safety and performance. It is not a quick visual check — it is a thorough examination of gas pressure, flue emissions, electrical connections, water flow, internal components, and safety controls.
Every boiler manufacturer requires an annual service to maintain the warranty. Miss a year, and your 10-year warranty becomes worthless — leaving you exposed to the full cost of any future repair or replacement.
Beyond warranty compliance, a service catches early-stage faults before they cause breakdowns. A worn seal, a corroding component, or drifting gas pressure are invisible to you but obvious to a trained engineer with the right instruments. Catching these issues during a service saves you the cost and disruption of an emergency call-out in January.
We service all boiler makes and models and provide a written service report detailing every check performed, results recorded, and any recommendations for attention.
Real Work Examples

What Happens If You Skip Your Boiler Service?
Skipping your annual service is a false economy. The £70-90 you save is dwarfed by the cost of a preventable breakdown — typically £150-400 for a repair, plus the discomfort of no heating while you wait for parts.
More critically, an unserviced boiler is a safety risk. Carbon monoxide is colourless and odourless. A cracked heat exchanger or blocked flue can release CO into your home without any visible warning. Annual servicing includes a flue gas analysis that detects unsafe combustion before it becomes dangerous.
- Missing one annual service voids most manufacturer warranties immediately
- Unserviced boilers lose 1-2% efficiency per year — costing you more to heat the same space
- Carbon monoxide kills approximately 30 people in the UK each year and hospitalises many more
- Landlords are legally required to service gas appliances annually — non-compliance carries unlimited fines
- A boiler that breaks down in winter can take days to repair if parts need ordering
- Home insurance claims can be challenged if you cannot demonstrate regular maintenance
What Happens During Your Boiler Service
Visual Inspection
We check the boiler casing, flue connections, pipework, and condensate drain for signs of damage, corrosion, or leakage. We inspect the ventilation and ensure the boiler location meets current safety standards.
Internal Component Check
We remove the boiler casing and inspect the heat exchanger, burner, ignition system, fan, pump, and all seals. We check for wear, deposits, and early signs of component degradation.
Gas Pressure & Rate Check
We measure the gas inlet pressure and operating gas rate to confirm the boiler is burning fuel at the correct rate. Deviations affect efficiency and safety.
Flue Gas Analysis
Using a calibrated analyser, we measure CO and CO₂ levels in the flue gases. This is the critical safety check — it confirms the boiler is combusting cleanly and not producing dangerous levels of carbon monoxide.
Report & Recommendations
You receive a written service report detailing all checks, measurements, and findings. If anything needs attention, we explain the issue and provide a quote. Your service record is also logged for warranty purposes.
Benefits of Regular Boiler Servicing
Protect Your Warranty
Annual servicing by a Gas Safe registered engineer keeps your manufacturer warranty valid for its full term — potentially saving thousands on future repairs.
Prevent Winter Breakdowns
Faults caught during a summer service are far cheaper and less stressful to fix than an emergency repair during a cold snap.
Maintain Peak Efficiency
A well-serviced boiler burns fuel cleanly and efficiently. Even small adjustments during a service can noticeably reduce your gas bills.
Carbon Monoxide Safety
The flue gas analysis during your service detects unsafe combustion. This single test protects your family from the UK's 'silent killer'.
Extend Boiler Lifespan
Boilers that receive annual servicing consistently last 15-20 years. Neglected boilers often fail by year 10-12.
Landlord Compliance
If you rent out property, annual gas safety checks are a legal requirement. Our servicing includes all checks needed for your Landlord Gas Safety Record.
Boiler Servicing: Technical Details
Service Frequency and Timing
Manufacturers universally require annual servicing. The best time to book is during summer or early autumn — before the heating season begins. This ensures any issues are resolved before you need the boiler daily, and engineers are more readily available for prompt appointments.
What We Check During a Service
The service covers over 20 individual checks including gas inlet pressure, operating gas rate, burner condition, heat exchanger integrity, ignition electrode condition, fan speed, pump operation, expansion vessel pre-charge pressure, condensate trap, flue seal integrity, case seal, electrical connections, safety thermostat function, frost protection, and flue gas analysis for CO and CO₂ ratios.
Differences Between Service and Repair
A service is a preventative inspection — we check everything is working correctly and safely. A repair fixes something that has already failed. During a service, if we identify a worn component that is likely to fail soon, we can replace it proactively at a fraction of the emergency repair cost.
Servicing Different Boiler Types
Combi, system, and regular boilers each have different service procedures. Combi boilers require additional checks on the diverter valve and secondary heat exchanger. System boilers need expansion vessel and pump inspection. Regular boilers require checks on the feed and expansion tank and open vent. We are experienced with all types.
Service Records and Documentation
We maintain detailed records of every service performed. This documentation supports warranty claims, property sales, insurance enquiries, and landlord compliance checks. We can provide duplicate records if your originals are lost.
